CAPITAL AVOIDANCE | This is the cost to replace your equipment. Cost avoidance measures are any actions that avoid having to incur costs in the future. 

FACTS: The average building is going to last around 50-60 years. Obviously, some will last twice that long…or more! In the Southeast however, Heating, Ventilation and Air-Conditioning (HVAC) systems have an expected useful life, for 80% of their components, of about 12-15 years. Sometimes they can last 25 years if we are very good at preventatively maintaining them.

But that means that you are going to have to replace that mechanical system, or at least 80% of it, two-to-three times within the life of that building. So, are you accruing money toward the replacement of those mechanical systems today?

Most people are NOT. Risk Management is really what we are talking about here. Consider:

* How much risk are you and your company comfortable with?
* Does it make sense to have a conversation about how much longer you can expect your equipment to last?
* Have you had anyone actually doing proper preventative maintenance?….Are you sure?
