Also, I sent you the 2015 usage information for each of these schools in an email dated July 19. If you are looking for individual bills for the entire year for these schools, I won’t be able to provide that information this week. But, you should be able to get it from the school district.

I agree. We don’t need to tinker with these numbers any more. Let’s get this proposal in front of the school district and sell it to them, but let’s get the development agreement signed first.

I looked over the Wiser numbers and compared them to what Chris and I came up with, they look very close to what we projected for 20 years. Please note that our chart runs for 25 years so when looking at the totals you will need to scroll to 20 years only. Please let me know what your opinion is.

Wiser got back to us this evening. Please see attached revised Lexington Schools lease with the below requested changes.
- The Y11 utility rate now starts at the requested $.1282 and with a .5% escalator winds up in Y20 at $.1341.
- Sales Tax Y11-Y20 revised to $9,300.
The resulting numbers are very compelling. If they buy out the 20 year lease at Y10, as Dave suggested, the savings at Y20 will be north of $2.9M by my estimation.

Just a quick update, Wiser is finishing the requested changes to the lease and we should have it in hand by noon tomorrow…possibly tonight (they’re west coast).
Secondly, until we have a formal ‘Developer Agreement’ in place between IHI and Strata…we sympathize with the desire to have something in place immediately for the Lexington Schools project. We are currently drafting a document that will basically address the following items:
- Strata will guarantee the inclusion of the $.12/w Development Fee for IHI on the Lexington Schools project.
- Strata will also include statements confirming that we will not, under any circumstances attempt to go around or circumvent IHI with Lexington Schools in any way.
Again, once this is drafted and signed on our end I will send it over for your review.
