Safeties are in place to protect the equipment in the event of a failure. If safeties are not working properly then additional system damager will occur resulting in a more costly repair.
Coils are dirty and need to be cleaned. Dirty coils reduce heat transfer and will cause an increase in energy consumption. Dirty coils can also damage the equipment and lead to costly compressor failures. Coils are cleaned during preventative maintenance.
Refrigerant leaks will affect the system charge of the unit causing the units to cycle on safeties. This will result in compressor failures, increased energy consumption and units freezing up. Units will also lose their capacity causing them to run longer and add additional wear and tear to your equipment. Leaks need to be fixed and system charged properly.
Blower wheels are dirty. Dirty blower wheels reduce airflow and will affect the operation and capacity of the system. This will result in equipment failure and lead to costly repairs and downtime of your equipment. Blower wheels are cleaned during maintenance.
Filters are dirty and need to be replaced. Dirty filters restrict airflow and will cause dirty coils. Units will freeze up resulting in water damage and compressor failures. Filters should be replaced on a regular basis to assure proper operation of your equipment.
Actuator linkage is disconnected not allowing dampers to operate properly. Dampers control fresh air and exhaust air. Air handlers can’t operate properly when the dampers don’t actuate.
Drain pan is dirty. Dirty pans will restrict drain lines resulting in water overflowing into unit causing unit to rust and can lead to water damage in your facility. Drain pans are cleaned during maintenance.
Motor is dirty and needs to be cleaned. Motor is air cooled and needs to be clean allowing air to cool motor windings. Dirt causes motors to overheat and will cause winding to short resulting in motor failures.
Loose belts will reduce air flow and will damager pulleys. Belts need to be adjusted properly to improve air flow.
Dampers are broken not allowing air to be regulated. You cannot control amount of air being brought in from outside which will affect the efficiency of your system and will affect the unit’s ability to operate properly. When its hot outside too much air is brought in it and cause system to operate harder to maintain space temperature which consumes more energy. When it’ s cool outside you aren’t able to take advantage of free cooling.
