427: TOP 3 CAUSES FOR POOR BUILDING PERFORMANCE | PATH TO WARREN PODCAST EPISODE 427

Hey, guys. This is Matt with Total Comfort. Hope you’re doing well. I just left a doctor’s office, and I wanted to share with you what I learned from looking at their mechanical systems because I’m seeing a little trend here. Yesterday, I was at a large senior living facility, and it’s like the same issues are going on and I thought I would just share about what I’m learning and just document it. So there’s three reasons why the mechanical systems, the environmental systems, are not working. It’s either, number one, it was not installed correctly. Number two, it’s not being maintained correctly. Or number three, the company that’s maintaining it doesn’t know what they’re doing and not equipped to handle the complex systems. In both jobs that I visited, both owner/operators, they were distraught. They’ve had HVAC companies out there every week for the last six or eight weeks trying to fix their issues. And it’s like something’s not right here. And I thought I’d share because in these situations, it’s not just one thing. It’s a combination of all three issues. Number one, again, it wasn’t installed correctly. Number two, it’s not being maintained correctly. And number three, the company that was maintaining it or that is currently maintaining it doesn’t know what they’re doing and is not doing the proper preventative maintenance. All of these issues stem back to proper preventative maintenance because even if the design and the installation are at the core of the issues, it wasn’t put in correctly to begin with… Even if that’s the main issue, we have to get it under proper preventative maintenance programs so that we can know what’s going on and have control of the systems so that then we can go back in and maybe it does need a little tweak or a project to fix an issue, but we don’t know what those are until we have them under a guaranteed preventive maintenance program where we know what’s going on and have control of the systems, and then we can get them up and running, shore it up correctly and get them off on the right foot.
